CLEARWATER, FLA. (Oct. 28, 2008)

Downtown Clearwater Condominium Homes with Unsurpassed Views

The Waters Edge Grand Opening in Clearwater  —Water’s Edge One, L.L.C., a wholly owned subsidiary of Opus South Development, L.L.C. officially opened its Water’s Edge condominium homes in downtown Clearwater, Fla. on Oct. 30.

Water’s Edge offers 153 residences priced from the mid-$300,000s for a two-bedroom, two-bath City Home to more than $1.6 million for the 26th floor penthouse.  Situated on Clearwater’s historic waterfront bluff, Water’s Edge offers coastal living in a city enjoying an urban Renaissance.

The tallest building in Clearwater, the 26-story Water’s Edge stands at the foot of the 300-foot walkway and pedestrian bridge of the new Memorial Causeway Bridge to Clearwater Beach. Residents can walk, cycle or roller blade to the beach within five minutes.
“Water’s Edge blends the best of beach living with a cool urban lifestyle,” said Grant Wood, real estate manager for Opus South Corp. “You can enjoy spectacular water views without fighting beach traffic, plus there is the convenience of being able to walk to Coachman Park, Starbucks, a restaurant, or the library.”

The developer carefully captured assets of the site when designing Water’s Edge, incorporating architectural details such as high expanses of vertical glass windows to frame unparalleled views Gulf, Clearwater Harbor and downtown Clearwater. Each home is carefully positioned to offer Gulf and Harbor vistas along with downtown skylines of Tampa and St. Petersburg in the distance.

“People are astounded when they see the views first hand,” Wood added.  “These are the best views in the Tampa Bay area.”

An array of shops, sidewalk cafes and restaurants line nearby historic streets, and Water’s Edge has approximately 10,000 square feet of retail and restaurant space on the first level.  Discussions are being held with several prospective tenants.

A series of 19 City Home residences are situated above the retail space.  These one and two-story homes range from 1,200 to 1,700 square feet and the top floor of the two story opens open onto the swimming pool deck.

In addition, the Tower Residences have three penthouses on the 23rd to 26th floors, and the second through the 22nd floors of the Tower Residences feature six homes per floor.

Fully furnished models, decorated by Robb and Stuckey, illustrate the use of space in the three floor plans of the Towers Residences.  Offerings range from the 1,676-square-foot Coachman with two large bedrooms and  baths, an office, and a generous 186-square-foot terrace, to the 1,768 square foot, two bedroom, two bath Bayside with its private den, and the three-bedroom Alexander, a 2,422-square-foot home with two and one-half baths.  Granite counter tops with full marble stone backsplashes, GE Profile kitchen appliances, top-quality Moen faucets, and European-style cabinetry are kitchen standards.  Luxurious master suite bathrooms feature marble vanity tops, porcelain tile flooring, European frameless shower enclosures and some units include soaking tubs with marble tile decks.

Classic finishes and understated colors fill the hallways, lobby and other public areas.  A private dining room, catering kitchen, social lounge and game room expand formal entertainment options for residents.

A casual entertainment venue awaits residents on the fifth floor where a swimming pool and a large deck offer swimming, sunbathing and a spectacular panoramic view.  An outdoor cooking area featuring high-end gas grills and dining areas create a perfect spot for sunset cookouts. Facing the pool is a 3,000-square-foot fitness center with 20-foot ceilings, commercial grade workout equipment, hypoallergenic cushioned floors, and flat-screen televisions.

“The fitness center truly is state-of-the-art,” said Wood.  “Some communities treat the exercise room as an afterthought, but we designed this from the start, knowing that health-conscious residents will likely use it more than any other common space.

Four residents have already moved into Water’s Edge, and another seven have closed on their units. Buyers tend to be moving in from the beach or downsizing from single-family homes, and there are a few second-home owners among the new residents.

For more information or to tour the building, contact the sales center at 727-447-4900 or visit www.yourwatersedge.com. Smith & Associates Real Estate is handing sales, and the sales center is open Monday through Saturday from 10 a.m. to 5 p.m. and Sunday from noon to 5 p.m.
